Can we ask only the residents we know are happy?

No. Platform rules treat that as review gating and it can cost you the profile. Pick a trigger, like a closed work order or a lease renewal, and send the same request to everyone who hits it. Over time the steady flow from routine, uneventful tenancies outweighs the handful posted in anger.

A tenant left one star over their security deposit. What do we say?

Thank them for raising it, say deposit questions are reviewed against the move-in and move-out condition reports, and give a name and line to continue the conversation privately. Do not list the charges or dispute the amount in public. Owners reading that reply are judging your composure, not who was right.

How do we get owners to leave reviews at all?

Owners rarely post on their own because nothing dramatic happened. Ask at moments they notice value: after you fill a vacancy, after the first statement lands, after you handle a difficult repair or turnover. A short text with a direct link gets far more response than a line in an email.

Can you remove a review from a former tenant?

No one can delete a review on request. You can report ones that break platform policy, such as posts with no tenancy behind them or personal attacks, and the platform decides. Most of the time the better move is a calm public reply plus enough recent reviews that one angry post stops setting the tone.

Where do reviews show up on our website?

We match them to the page. Owner comments about reporting and vacancy time go on the owner services and rental analysis pages. Resident comments about repair speed sit near maintenance coordination and the resident center. Available rentals pages carry move-in experiences. The same review in the wrong place does nothing.

Do reviews help us rank in Google Maps?

Reviews are one of the signals Google uses for local results, alongside your profile details, categories, service areas and website. Nobody can guarantee a ranking. What we can do is keep the flow steady, reply to everything, and keep your profile and pages saying the same thing about what you manage and where.

Can we offer a gift card or a rent credit for a review?

No. Incentives violate platform rules and can get reviews removed or the profile suspended, and a resident mentioning a credit in their post makes it obvious. Ask plainly instead. A request sent right after you fixed something works better than anything you could offer.
